Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a property before I apply?
No. Properties are rented on a first-come, first-served basis with a completed application and required fees. We recommend applying promptly to secure a home. -
Do I pay first and last month’s rent along with my security deposit?
Move-in costs vary. Typically, tenants pay the first month’s rent plus a security deposit. Some properties may also require last month’s rent. -
How old do I need to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided lease terms are met and there is no damage beyond normal wear and tear. Deductions may be applied for unpaid rent, unpaid utilities, damages, or cleaning. -
When is a cosigner required?
A cosigner may be needed if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet higher financial qualifications and sign a guarantor agreement. -
How do I apply for a property?
Applications can be submitted online. A completed application, application fee, proof of income, and valid identification are required. -
How can I pay rent?
Most tenants pay rent through a secure online portal, but other options—such as automatic bank transfer, cash-pay at a grocery store, check, or money order—may be available depending on the property. -
What if I want to get a pet?
Check your lease and contact management before acquiring a pet. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants remain responsible for the lease term. If one tenant wishes to stay, they may need to requalify individually or add a replacement tenant with management approval. -
What should I do when my lease is ending and I want to move out?
Most leases require written notice prior to moving out. Review your lease for the required notice period and submit your intent to vacate in writing by the deadline. -
Who is responsible for repairs and maintenance?
Property management handles routine maintenance and necessary repairs. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal or designated channels.
